Stephanie Wright

Stephanie specialises in the real estate aspects of energy and infrastructure projects in Scotland.

She has advised on projects across a range of technologies, including onshore and offshore wind, solar, battery storage, and energy from waste. This includes drafting and negotiating option agreements, development leases, servitude and wayleave agreements, ancillary conveyancing and leasing documents; and advising on ad hoc property queries. She also has experience of conducting property due diligence in relation to the acquisition and potential acquisition of renewable energy projects, and of the real estate aspects of project financing. The latter includes carrying out title due diligence and provision of certificates of title.

Stephanie previously spent one year seconded to a large renewables developer. This gave her valuable insight into the development of both onshore and offshore renewable energy projects from a developer’s perspective, including the factors that drive project timescales and the key role that securing the required land agreements plays in meeting those timescales.

  • Acting for a developer in negotiating the land rights required for the repower of an existing onshore windfarm.
  • Acting for a solar developer in securing their land rights for a largescale multi-landowner project.
  • Advising on the real estate aspects of a successful ScotWind project.
  • Completing an Option Agreement with a JV structure for a renewables developer.
  • While seconded to a client, assisting in the completion of the sale of the onshore transmission assets of one of their offshore windfarms to the Offshore Transmission Operator, and the negotiation and completion of various land documents for the wider project.
  • Assisting a London firm with the due diligence of the Scottish property aspects of a windfarm developers’ acquisition of another developers’ onshore wind farm portfolio.
  • Acting for various developer clients in the negotiation and completion of land agreements for renewable energy projects across a range of technologies at various stages of development, including examining and reporting on complex titles.
  • Carrying out various land referencing exercises for a developer client to assist them in identifying available land for new renewable energy developments.
  • Acting for a large-scale developer in the restructuring of part of their onshore wind farm portfolio.
