Siobhan is an experienced real estate lawyer, who advises pension funds, institutional investors, banks and private individuals.
She acts on a wide range of property transactions (including financing, sale/purchase, leasing and development projects) in various types of commercial real estate: hotels, retail and leisure, office, purpose-built student accommodation, industrial properties, and others.
She also frequently acts alongside Magic Circle and US law firms on the Scottish aspects of large cross-border real estate finance transactions.
Institutional Investment
- Acting for Federated Hermes in their acquisition and subsequent asset management and leasing of Skypark, an office development in Glasgow with upwards of 70 occupational leases.
- Acting for a pension fund in leasing work in relation to a Scottish retail outlet village.
Property Finance
- Advising a consortium of lenders in the refinance of 12 purpose-built student accommodation sites in Edinburgh, Glasgow and Aberdeen over three tranches as part of a larger UK portfolio.
- Acting for the lenders in the refinance of a portfolio of 11 care home properties across Scotland.
- Acting for the lenders in the financing of part of the redevelopment of the formal Royal Hospital for Sick Kids site in central Edinburgh.
- Acting for the lenders on the 2025 refinance of the Silverburn Shopping Centre.
- Acting for the lenders on the financing of PLATFORM in Glasgow, Scotland’s largest build-to-rent scheme.
- Acting for the lenders in the financing of a portfolio of local authority leisure assets in 2019.
- Assisting on the financing of a corporate acquisition of a portfolio of caravan sites across Scotland.
Leasing
- Representing the occupier of an office development in Aberdeen in a complex lease regear, involving collapse of a sub-lease and assignation and variation of a head lease with multiple LBTT and land registration complexities.
- Negotiation of operating leases for a major hotel operator in respect of four 5-star hotels in Glasgow and Edinburgh and subsequent lease management work.
- Representing a Scottish public body in their new lease of office space in central Edinburgh.
- Acting for a sole investor in relation to a business park in Stepps comprising industrial and office space.
Corporate Support
- Supporting a Magic Circle firm with the acquisition of a major UK pub operator that owned around 80 properties in Scotland.
Development
- Representing a US client in the acquisition and ongoing development of a new golf resort near St Andrews.
- Acting for a landowner in the sale and development of land near Edinburgh Airport for a new hotel.
- Assisting with the due diligence and development agreement for a housebuilder site in Aberdeenshire.
