Pamela Binnie

Pamela has considerable experience in property, and takes a commercial, pragmatic, solution-driven approach in all aspects of the transactional work that she is involved with.

Her experience covers a broad range of commercial transactions, and she acts for a wide variety of clients including investors, developers, landlords, tenants, housing associations, insolvency practitioners, healthcare operators and banks. She currently has a particular focus on residential development and property insolvency work.

  • Advising Miller Homes Limited on the acquisition of several sites for development across Glasgow and Edinburgh: title diligence; contract negotiation; and post-site acquisition work involving the negotiation of deeds of servitudes, drafting deeds of conditions, and negotiating leases with utility providers.
  • Advising Edinburgh Living LLP on the transfer from Edinburgh City Council to Edinburgh Living MMR LLP of a large number of new build properties across various locations to be used for mid-market rent across Edinburgh. 
  • Advising Keepmoat Homes Limited in the acquisition of a development site in Kilwinning.
  • Advising various Insolvency Practitioners on various insolvency deals which have a property aspect including sales, licences to occupy and lease transactions. 
  • Advising Connells Group on its large and varied portfolio of properties across Scotland in a variety of lease management work including the negotiation of new leases; the negotiation of Minutes of Variation; documenting Rent Review Memorandums; and serving Notices to Quit.
  • District Heating Networks: acting for developers in acquiring sites which are serviced by District Heating Networks at Granton and Shawfair.
  • Caring Home Healthcare Group: assisting with property due diligence on the Scottish property aspects of a complex cross-border sale and lease-back refinance deal and acting in the acquisition of a long leasehold interest sale and leaseback of a new Scottish care home in Edinburgh. 
  • Assisting with the property aspects of Project Kensington, which involved the acquisition of the Scottish assets forming part of the multi-national General Electric real estate portfolio ($125 billion). 
  • Advising The Wheatley Group on numerous projects, including a number of site acquisitions across Glasgow (including the largest single portfolio acquisition that the Wheatley Group has been involved with since their acquisition).
  • Advising several large scale and PLC housebuilders in the acquisition of sites for development across Scotland which has involved complex contract drafting and negotiation; large scale title diligence; drafting deeds of conditions; and negotiating deeds of servitudes.
  • Advising Southside Housing Association on a wide variety of property matters including acquiring development sites; advising on new supply shared equity sales and assisting with site set -up and complex title issues.
  • Advising Gold Diamond Prop Cos in the refinance of four hotels in Scotland which was part of a larger cross border deal involving the refinance of a portfolio of forty three hotels across the UK
  • Assisting Squire Patton Boggs LLP on number of deals involving the assignation of complex leases and lease diligence.
